About Kavora

Built for careful decisions and enduring partnerships.

Kavora Capital was established around a straightforward principle: investor capital deserves a thoughtful, transparent, and repeatable process.

Our purpose

A firm designed around stewardship.

Kavora Capital acquires and repositions workforce apartment communities in thriving markets, turning well-located, under-managed assets into durable cash flow and long-term wealth for our investors.

We seek to combine rigorous analysis with practical ownership. Our focus is not volume for its own sake, but the quality of each decision and the clarity with which it is communicated.

Discipline

A consistent framework guides evaluation, execution, and oversight.

Alignment

Investment structures should connect the interests of sponsors and investors.

Clarity

Complex decisions are communicated plainly, with risks presented alongside opportunities.

Patience

A long-term perspective creates room for thoughtful operating decisions.

Leadership

Meet our team.

Kavora’s investment decisions rest with a team whose backgrounds span construction, operations, and capital deployment. The same people who evaluate a property are the ones who see the work through and who answer to the investors behind it.

Rob Lewis

Acquisitions Lead. Investor Relations.

Rob Lewis brings more than 20 years of executive experience in operations, capital deployment, and business development to multifamily investing. He founded Kavora Capital to pursue value-add multifamily opportunities in thriving markets, while applying the same disciplined, results-driven approach that has defined his career.

Rob started out in residential and commercial construction. As a project manager, he managed numerous homeowner-occupied luxury remodels in Highland Park. He also helped deliver a $2.5M renovation of an occupied Lucent Technologies facility in Garland. That experience gave him a practical understanding of renovation scope, budgets, timelines, and contractor management. Those skills apply directly to improving properties while residents continue to live there.

In 2002, Rob founded Able Operations Inc. and grew it from startup to $5.5 million annually within five years offering bankruptcy alternatives to small business owners. In 2014, he co-founded Merchant Capital Partners, where he led the deployment of $32.4M across 640 small business funding transactions in three years, generating over $9.3M in revenue for stakeholders.

Rob studied mechanical engineering at Texas A&M University, and was the starting catcher on the 1993 College World Series team; followed by three professional seasons with the Cleveland Indians organization. Married since 1995, Rob has two sons and treasures the time he spends with his two grandchildren.

Cody O'Neal

Underwriting Lead. Asset Management.

Cody didn’t come to multifamily from finance. He came from the job site.

As a general contractor and master builder, Cody spent years creating value in other people’s buildings. Today, he brings that hands-on construction expertise to multifamily investing, turning real-world building knowledge into a competitive acquisition advantage.

While many investors estimate capital expenditures from behind a spreadsheet, Cody knows what the work actually costs. From roofing and electrical systems to full unit renovations, he understands the labor, materials, timelines, and execution required to transform a property. That insight reveals opportunities others often miss: the gap between what the market assumes a property will cost to improve and what it actually takes to get the job done.

Cody combines a builder’s eye with an investor’s mindset to evaluate properties with greater precision, uncover hidden value, and make decisions grounded in real-world construction economics.

He doesn’t just underwrite buildings. He understands how to build their value.
